Lancaster Place Civic Association

As everyone knows Houston has no zoning, but we do have deed restrictions. It is a major goal of the Lancaster Place Civic Association to monitor the neighborhood and ensure that our deed restrictions are enforced. It is our hope that this will attract people to the neighborhood, by keeping Lancaster Place  a wonderful place to live.  

Deed restrictions

This refers to the distance from the sidewalk to the front of the house, other building, or improvement of any kind.  The front line of the front porch is to be considered the front line.  In general, this is specified as 25 feet. The city of Houston also has setback rules.  

1. Setback of the house (and other improvements) from the street

The deed restrictions read that the garage and any other such building must be set back from the front property line by 75 feet.

2. Setback of the garage (and other such buildings) from the street

No fence is allowed within 35 feet of the front property line, unless it is an iron picket yard fence.  The height restriction varies, but the most common is a 30 inch height limitation.  The height limitation includes the coping.

3.  Fences in the front of the house

The deed restrictions specify that the houses must face on streets running east and west.

4.  The direction the house faces

The deed restrictions read that the premises shall not “ever be used for any business purposes of any character whatsoever.”
